River East Report’s primary focus is to follow the residential real estate market in Washington’s southern markets that are bordered by the Anacostia River.  This includes, “Near S.E., and  S.W. on the north side of the River as well as Ward’s 7 & 8 on the south side of the river.  As you may know this is quite an interesting range of housing types, price ranges and physical condition and it is in the midst of a lot of change.

For us, River East is the most interesting residential market in the region as there are at least two of the largest urban re-development projects in the United States well underway and the social and economic impact of Billions of dollars of private and public investment are really only just beginning to be seen.

While many parts of River East either have not or are not going to change as a result of the Capitol Riverfront nor DHS and Anacostia development projects, there is none the less a lot of new housing being built already and much more on the way.

It is our goal to provide some near “real time” market reporting so that owners, sellers and buyers can get a clear understanding of the River East housing market.  This is no easy challenge given the national and international economic woes which have offset the very positive local economic benefits from National’s Stadium, Capitol Quarter, DOT Headquarters, Navy Yards, Waterfront Station, Half Street SE, Capitol Waterfront etc, etc. in Near S.E. in the last few years.

Making our challenge even greater has been our quest to also follow the residential markets in Ward’s 7 & 8 which have much greater concentrations of residential density but also are experiencing much greater economic challenges in this current economy.  But, that being said, the Saint Elizabeth’s re-development into Department of Homeland Security Headquarters has already commenced with ground breaking last fall on the United State Coast Guard Headquarters along with commencing of both the Anacostia Street Car tracks, 11th Street Bridge rebuilding and Sheridan Terrace breaking ground on 300+ new residential uints.

For us it has been a real challenge to wade through the raw data and find some real statistical sound information we could use with confidence to understand the local market dynamics. We have experienced a huge correction in this local market in the last two years–defaults, foreclosures, REO’s etc. along with the in process projects listed above and billions more in the pipeline on both sides of the Anacostia River.  As a consequence accurate and current real estate  market data is critical to both home buyers and home sellers and investors trying to time the  market.  Trying to research even a reasonable  sized market like River East by yourself is difficult and time consuming, but it is almost impossible to keep updated as things change
